The 25-second script template

Here is a simple template you can adapt. It uses five parts: opening line, key features, extra shots, call to action, and text overlay. Each part has a time range. Total: about 25 seconds.

• 0-3 seconds: Opening line. Say the address or neighbourhood and one standout feature. Example: "This two-bed flat in Vinohrady has a balcony with a park view."
• 3-10 seconds: Key features. Show the living room, kitchen, and bathroom. Mention size and condition. Keep it brief.
• 10-18 seconds: Extra shots. Show details: storage, natural light, flooring, or the view. These help viewers imagine living there.
• 18-22 seconds: Call to action. Tell viewers what to do next. Example: "Message me for a viewing."
• 22-25 seconds: Text overlay. Add the price, address, or your contact. Keep it on screen for a few seconds.

You can adjust the times, but keep the total under 25 seconds. A shorter reel is easier for viewers to watch all the way through.

What to film with your phone

You do not need professional gear. Your phone is enough. Film in landscape or portrait? Always shoot vertical for reels. Here is a checklist of shots to capture:

• Wide shot of the building from the street.

• Living room from two angles.
